Some Thoughts on Riverchase . . . Today 2/10/2009

There are some things that are hard to believe. One of them is that my family moved to Riverchase eight years ago this month! How things have changed . . . my oldest daughter now has 4 daughters and my youngest daughter has completed graduate school and is job hunting.

Some of my neighbors have moved and others have taken their place. The “new” section was just an idea when we moved in. Now several of my daughters friends have found homes there. It’s still a great place to live. Convenient to the places we go anyway. Neighbors are friendly and most of the teenagers behave. And it’s a super place to walk the dog or the grandgirls.

I’ve been impressed by the improvements and additions that have been made to the homes here in recent years. That speaks volumes to me. Most of these folks could afford to make the move to a new house but they have chosen to re-invest in our neighborhood. When your neighbor invests in his home, yours goes up in value. I like that. What I’d really like to see is continued demand for the homes in our subdivision’s quality of life.

Make no mistake about it. The appreciation you’ve enjoyed on your home over the years comes directly from Verner Elementary. Whether you’ve had the opportunity to have children go through that great hall of learning or not, you’ve benefited directly from it’s impact and “draw”. Schools are the number one criteria for most homebuyers . . . Verner has been the top choice for years. Oh, it has some competition from Rock Quarry and that competition is growing. When you have a chance to support any of the programs at Verner, take it. They deserve our help.

Just so you’ll know, here’s the info on sales through the MLS in our neighborhood. In 2007, 13 houses were sold. The average price was $470,955, and they averaged 149 days on the market. In 2008, only 10 were sold and it took an average of 204 days to close, but the average price was $498,640. On the other hand, the median price slipped from $475,203 to $467,500 and in 2007 homes attained 97.4% of their asking price while in 2008 that percentage was down a tad to 94.5%. Considering what’s happened in other markets, not bad at all.

This site was designed specifically for us, with all of our needs and interests in mind. While this is not the official site of Riverchase, it serves as a means to bring all neighbors together.
